PROPERTY LOCATIONThe land is located at the end of Castle Rd. in Clinton County Ky. ½ mile off Frymans Landing Road. 1 mile NW of Ky Hwy #558. Just minutes from the boat ramp at Rowena on Lake Cumberland and the location of the new proposed Marina at Rowena, LLC.

DIRECTIONS TO CASTLE PROPERTY AND AUCTION SITEFrom intersection of Hwy 90 E & Hwy 127 South, ( approx 5 miles north of Albany KY ) follow Hwy. 90 East 1 mile, turn left of KY Hwy 558, travel 4.7 miles, turn left on Frymans Landing Road, travel ½ mile and bear right on Castle Rd. and go ½ mile to entrance to the property.

Coach Castle was a well known KY High school basketball coach. He coached many years at Clinton Co High School. He was an All Stater at Clark Co High School. He played 2 years under Adolph Rubb and was on his 1951 National Championship team. He finished his last two years of college basketball at Moorehead University where he was and all confrence player in the OVC.  She was a very faithful basketball coach’s wife and whever Coach Castle was coaching a ball game she was sure be in the stands. The refs heard her voice too. She was also a watchful loving mother to their two daughters Terrie & Jana.  Lindle and wife Mary Helen Castle were both retired Clinton Co High School teachers and very dedicated to teaching and inspiring the young people in Clinton Co.

This land was passed down several years ago to Mary Helen and her father Ed Dick. It had been the Dick Family Farm since the early 1900’s.

The small Tract #1: 10Ac with barn & Tract #2 is 77.24 acres with standing timber offered separate reserving the right to combine the land. Timber on Tract 1 will remain with land (not offered separate). The road leading into the property is Castle Rd.

Tract #1 consists of 10 surveyed acres, has approx 1.5 acres open and in grass and cultivation. The balance is woodland with good young timber. This Tract has several good building sites. There is a large barn on this parcel and a water meter goes with tract.

Tract #2on the left side of Castle Rd as you enter the property consists of approx 15 Acres of beautiful, ever so gently tolling well established pasture and hay ground. Several good building sites.

Timber on Tract 2: The balance of tract 2 is woodland with an excellent stand of marketable timber. The timber has a high percentage of White Oak and Red Oak. **Timber will be offered separate from the land reserving the right of combination with the land. Sellers reserve the right to offer both tracts, land and timber combined.

In the event that the timber sells separate from the land Terms on Timber shall be: 15% deposited, balance with timber deed on or before 30 days. The deed with specify that the purchaser shall have 18 months to harvest timber. The size allowed to cut shall be no smaller than 12” in diameter at a stump 12” from the high side of the ground. Timber must be according to KY Regulations of good timber practice under the supervision of a certified KY Master Logger. A 7% BUYERS PREMIUM SHALL BE ADDED TO BID IN TIMBER SALE.

Terms on the Real Estate, Land and/or Timber Combined: 15% Deposit, balance with deed on or before 30 Days, A 7% BUYERS PREMIUM shall be added to final bid. Possession of land with Deed, Subject to growing, harvesting and storage (In Tobacco Barn on Tract 1).
